About the role
PT. Bamboo Lab Architect is seeking a talented and detail-oriented Quantity Surveyor to join our growing team in Central Lombok, West Nusa Tenggara. This is a full-time position based on-site in Central Lombok. As Quantity Surveyor, you will play a crucial role in managing project costs, budgets, and financial planning throughout all stages of construction projects. This position is integral to ensuring our projects remain financially viable, transparent, and compliant with contractual obligations, whilst delivering exceptional value to our clients.
Key Responsibilities
1. Pre-Construction & Cost Planning
Prepare detailed cost estimates, budget forecasts, and elemental cost plans during early design stages.
Perform material take-offs and compile comprehensive Bills of Quantities (BoQ), Schedules of Rates, and tender documentation.
Conduct value engineering exercises to identify cost-saving opportunities without compromising design quality or safety.
2. Tendering & Procurement
Manage the pre-qualification of subcontractors, suppliers, and specialist vendors.
Prepare tender packages, issue requests for proposals (RFPs), and coordinate tender queries.
Evaluate contractor proposals, conduct commercial negotiations, prepare bid comparison reports, and draft construction contracts (e.g., FIDIC, JCT, NEC).
3. Construction & Financial Management
Conduct regular site visits to measure physical progress and assess completed works.
Review, verify, and process monthly interim payment applications from contractors and issue Interim Payment Certificates (IPC).
Manage variation orders (VOs)—evaluating impact, negotiating pricing adjustments, and maintaining a real-time change order log.
Monitor project cash flow, maintain Cost Value Reconciliations (CVRs), and prepare monthly commercial progress reports for executive leadership.
4. Subcontractor & Contract Administration
Administer subcontractor contracts, verify progress claims, and process back-charges where applicable.
Monitor compliance with contractual terms, milestones, and deliverables.
Assess claims for extension of time (EOT), loss and expense, or liquidated damages (LDs).
5. Project Closeout & Final Accounts
Negotiate and settle final accounts with clients, main contractors, and subcontractors.
Manage the administration and release of retention funds upon expiration of the Defects Liability Period (DLP).
Maintain complete archival records of financial and contractual documentation for audit purposes.
Requirements:
Minimum of 3 years' practical experience as a Quantity Surveyor in commercial or luxury residential construction projects
Proficiency in cost estimation software and Microsoft Office applications, including Excel
Strong understanding of construction contracts, including fixed-price, cost-plus, and design-and-build arrangements
Excellent numerical and analytical skills with meticulous attention to detail
Outstanding communication and negotiation abilities to liaise effectively with diverse stakeholders
Ability to work independently and manage multiple projects simultaneously whilst meeting tight deadlines
Knowledge of Indonesian construction industry standards and regulations is advantageous
Good command in English.
